What the client
asked for.

A ground-plus-two family home for three generations, requiring separate but connected living zones, a double-height entrance, a home office and provision for a future lift shaft.

Scope of work

Architectural design, structural and MEP engineering, statutory approvals, complete construction and coordination of the client-appointed interior designer.

Challenges on this project

The brief demanded a column-free 26-foot living span under a double-height volume, which the original grid could not carry. The structural team switched that bay to a post-tensioned band beam, keeping the floor depth within the ceiling zone the architecture required. The plot also fell 1.4 metres from rear to front, resolved with a split-level plinth rather than expensive filling.

Outcome

A house that reads as a single volume from the road while functioning as three independent living zones internally. The lift shaft was cast as designed and remains available for future fit-out.
