What the client
asked for.
A 250 sq.yd. plot on a narrow internal road, to be developed into four independent floors with stilt parking, a lift and separate service entries. The owner retained two floors under a collaboration structure.
Scope of work
Structural design, sanction drawings, complete civil construction, external development, lift installation and finishing to a Classic specification.
Challenges on this project
The plot sat between two occupied houses with a 24-foot approach road, so material could not be stockpiled on site. We moved to a just-in-time delivery schedule with an off-site staging yard, and cast slabs on Sundays when the lane was clear. Additionally, the neighbouring boundary wall showed distress, which required underpinning before excavation could proceed.
Outcome
Handed over two weeks ahead of the contracted date with zero neighbour complaints registered. All four floors were sold or occupied within three months of completion.
