Renovation quotes go wrong because nobody checked what is behind the plaster. Before we price anything we run a condition survey — structural adequacy, existing reinforcement, dampness sources, service condition and whether the existing columns can carry another floor at all. It costs a little time at the start and saves a great deal of money and argument later.

Sometimes. It depends on the original foundation and column design, the reinforcement actually provided, and the current byelaws for your sector. Our survey tells you yes or no with the reasoning, and we would rather lose the job than load a frame that cannot take it.
For partial or phased work, yes — with dust barriers and a room-by-room programme. For full renovation involving flooring and services, vacating is faster, cheaper and considerably less unpleasant.
Usually because the previous work coated the symptom rather than fixing the source — often a slope problem, a failed construction joint, or a plumbing leak mistaken for seepage. Our survey traces the source before we quote.
Item rate against a measured scope, because renovation quantities cannot honestly be guessed per sq.ft. until the survey is done.
