asked for.
An owner wished to add a third floor to a 2009-built house. No structural drawings survived, and a previous contractor had already quoted for the addition without any investigation.
Scope of work
Condition survey, rebar scanning, structural feasibility, column jacketing, new floor construction, terrace waterproofing and finishing.
Challenges on this project
Rebar scanning showed that six of the fourteen ground-floor columns had been built with less reinforcement than the original design intended, and could not carry another storey as they stood. We reported this before quoting the addition. The owner authorised jacketing of those columns with additional reinforcement and micro-concrete, after which the new floor could be safely built.
Outcome
The added floor was completed on a verified structure. The survey also uncovered the source of a five-year-old terrace leak, which was corrected during the same programme.
